How to Stop Your Real Estate Deal From Dying
How to Stop Your Real Estate Deal From Dying 🛑
You’ve spent weeks scrolling through listings. You finally found "the one," survived a weekend of showings, and successfully negotiated the price. You’re already picking out paint colors and packing boxes.
And then... the deal dies. 💀
It’s the phone call no buyer ever wants to get. Buying a home is an emotional rollercoaster, and losing a house after you’re under contract is heartbreaking. In our Friday Motivation series, my goal is to protect your purchase and get you to the finish line.
In 2026, the market has changed, but the mistakes stay the same. Here are the Top 3 Deal Killers I’m seeing in Butler County right now—and how you can avoid them.
1. The "New Debt" Surprise
Lenders perform a final credit refresh right before closing. If you suddenly have a new monthly payment, it changes your Debt-to-Income (DTI) ratio. Even if you’ve been approved for months, a new line of credit can disqualify your loan just days before you were supposed to get the keys.
-
The Rule: Buy the house first, the sofa second.
-
The Warning: Do not buy a car, finance new furniture, or co-sign a loan for a family member while under contract.
2. The Inspection Panic
In Southwest Ohio, we see the same "scary" items on inspection reports over and over. Radon is incredibly common in our soil, and older roofs are a fact of life in our established neighborhoods.
Many buyers see a $1,500 repair and want to walk away out of fear. Don't let a negotiable fix kill your dream home. Most of these items are standard maintenance or safety issues that can be handled through seller credits or repairs before closing.
3. The Commission Confusion
With the industry rule changes of the last few years, the "who pays what" conversation is more important than ever. If the purchase contract isn't crystal clear on how the buyer’s agent is being compensated, the deal can stall out at the attorney’s office or during the final settlement.
We make sure these terms are written in stone before you sign the offer so there are no 11th-hour surprises.
💡 Pro-Tip for Butler County Buyers
Assume the house has radon. It’s the #1 "surprise" in our area. Instead of panicking when the test comes back high, expect it, test for it, and ask the seller to mitigate it. It’s a standard, straightforward fix that shouldn't stand between you and your new home.
Adam’s Golden Rule: When in doubt, ask your lender. Before you swipe your credit card for anything over $100, send them a quick text!
