🏡 What Changed After August 2024?
If you want to tour a home this weekend, you might be surprised when your agent hands you a contract before you even unlock the door. Here is the breakdown of the "New Normal" in 2026.
- The "Touring Agreement" is Mandatory In the old days, we could meet you at a house on a whim. Now: By law/regulation, I cannot unlock a door for you until we have a signed agreement. This document outlines exactly what I will do for you and how I get paid. Why it’s good: It forces transparency. You know exactly who represents you from day one.
- Commissions Are No Longer on Zillow/MLS Previously, a seller listed a home and the "buyer's agent commission" was right there on the MLS. Now: That field is gone. Does that mean sellers aren't paying it? No. In Butler County, most sellers are still offering to pay the buyer's agent fees because they want to attract the most buyers possible. However, it is now a negotiation point, not a guarantee. We have to write it into the offer.
- Buyers Have More Power (If They Are Smart) Because commissions are decoupled, you have more choices. You can negotiate fees. But be warned: "Discount" representation often gets you discount results. In a market where inspections and appraisals are tricky (more on that Friday!), having a shark in your corner is worth every penny.
The Bottom Line The process is more formal now. There is more paperwork upfront. But the goal remains the same: Getting you into the right home at the right price.
